How It Fits Together

Testing picks up where an inspection leaves off

A mold inspection answers most questions on its own. When it raises one that needs lab data behind it, testing is the next step we offer in the same visit. Same team, same job site, same chain of custody.

Step One

Mold Inspection

Visual, moisture meter and thermal imaging across the property. We identify visible mold, find the moisture source, and write a scope you can act on.

  • Walk-through with calibrated tools
  • Moisture and humidity mapping
  • Thermal imaging for hidden water
  • Written scope and recommendation
Step Two · When Needed

Mold Testing

If you and your inspector agree there is a question only data can settle, we collect samples on the spot and send them to Eurofins for analysis.

  • Air, surface, tape and swab sampling
  • Chain-of-custody collection
  • Eurofins lab species ID and counts
  • Written interpretation with the report

Eurofins Scientific

One of the largest environmental testing laboratory networks in the country.

When you pay for testing, you should know whose name is on the report. Eurofins is a global leader in environmental, food, pharmaceutical and consumer-product analysis. Their environmental division processes mold, allergen and IAQ samples for restoration firms, health professionals and real estate transactions across North America. A Eurofins report holds weight with insurance carriers, attorneys and physicians because of who issued it.

"The report has to mean something."

Anyone can swab a wall. The question is whose name analyzes the swab. We use Eurofins because their report stands up in front of an insurance adjuster, a physician, a landlord, or a buyer. You get the official Eurofins lab document, plus our written interpretation in plain English so the result becomes a decision, not a printout.

Eurofins is an independent third-party laboratory. Cal Coast collects, ships and interprets samples. Eurofins performs the analysis.

The Four Methods

Four ways we collect a sample

We pick the method that answers the specific question you need answered. Most jobs use one or two of these in combination.

From $295

Air quality testing

Spore-trap cassettes measure airborne mold spore counts and species in a room, compared against an outdoor control sample. The standard method for occupant-health concerns, post-remediation clearance and HVAC complaints.

From $145 per sample

Surface sampling

Direct collection from a visible suspect surface for species identification. Useful when you can see growth and need to know what it is before scoping the remediation.

From $145 per sample

Tape lift

Clear-tape sample lifted from a surface. Non-destructive, fast and inexpensive. Often used in clusters when there are several suspect spots to compare against one another.

From $145 per sample

Swab sampling

Sterile swab where tape will not work: grout lines, HVAC interiors, porous textures. Sent to Eurofins for species ID alongside any other samples from the same job.

When testing pays for itself

The right reasons to test

Lab data is worth paying for when a printed result is the deliverable someone is asking for. These are the cases where testing earns its keep every time.

Clearance after remediation

Verify the area is back to a normal background level after a mold job. Air quality plus surface is the standard pairing and the deliverable insurance often asks for.

Occupant-health concerns

When a physician asks for species and spore-count data to guide treatment, a Eurofins report is the document they need on file.

Real estate transactions

Buyer, seller or lender requires a written lab result as part of the deal. We schedule the testing on the closing timeline.

Insurance and landlord disputes

When a carrier, association or landlord pushes back, an accredited Eurofins result gives the conversation a defensible baseline.

How It Works

From phone call to lab report in five steps

1

The inspection comes first

Most jobs start with a mold inspection. If you and the inspector agree the situation warrants lab data, we move to testing in the same visit. No surprise upsells.

2

On-site collection

A Cal Coast technician collects each sample under chain-of-custody protocol. Typical on-site time is thirty to ninety minutes depending on sample count and method.

3

Sent to Eurofins

Samples ship same day for analysis. Standard turnaround is three to five business days. Rush twenty-four to forty-eight hour analysis is available at additional cost.

4

Lab report plus interpretation

You receive the official Eurofins report and our written interpretation in plain English. The lab tells you what is in the sample. We tell you what it means for the property.

5

Next steps if needed

If remediation is warranted, we scope it. If clearance passed, we say so. If the finding needs a physician, an attorney or your carrier, we hand off cleanly with documentation in hand.

FAQ

Mold testing questions, answered straight

When does mold testing make sense?
When you and your inspector agree there is a question only lab data can answer. The most common cases are clearance verification after remediation, occupant-health concerns where species matters, real estate transactions where a written lab result is required, and insurance or landlord disputes that need a defensible baseline. If the inspection answers your question without testing, we will tell you that too.
Which lab analyzes my samples?
We send every sample to Eurofins, one of the largest environmental testing laboratory networks in the country. Eurofins issues the official lab report. We provide the written interpretation so you understand what the result means for the property.
What does mold testing cost in San Diego?
Single sample with lab fee typically runs $295 to $450. Multi-sample testing for clearance and standard health concerns typically runs $450 to $850. Comprehensive multi-room jobs run $850 to $1,200. Rush turnaround is an additional fee. We quote up front before any sample is collected.
How long does it take to get results?
Standard Eurofins turnaround is three to five business days from sample collection. Rush twenty-four to forty-eight hour analysis is available at additional cost. You receive the Eurofins report and our written interpretation together.
Which sampling method should I choose?
It depends on what you are trying to learn. Air quality testing measures airborne spore counts and species, indoor versus outdoor. Surface, tape lift and swab sampling identify what is growing on a specific surface. For clearance after remediation, air quality plus surface is the standard. We recommend the method that fits the question, not the most expensive option.
Will my insurance pay for mold testing?
Sometimes. Testing tied to a covered water-loss claim is often reimbursable, especially clearance after a covered remediation. Standalone proactive testing is usually owner paid. We document the loss for the carrier either way.
